Pre-Purchase Planning & Area Reports

A pre-purchase planning & area report helps potential buyers of any property to make informed decisions in regards to the area that they are considering buying in. It informs them about possible future development and changes in the local area. A pre-purchase area report includes:

• An outline of relevant planning applications in the area (are new developments granted etc.);
• Planning history check on the relevant property;
• If an estate is taken in charge by the local authority*;
• Relevant issues regarding land zoning and local and county area plans amongst other issues.
*The term “Taking in Charge” means that the local authority assumes liability and responsibility for the roads, footpaths and public areas associated with a particular estate.
